Located in a mixed use neighborhood adjacent to 149th Street in the Bronx, this 13 story, 143,000 square foot building is being developed using the City's Low Income ELLA program. It is comprised of 157 units, 91 of which are inclusionary zoning units and 32 of which will house formerly homeless households. It is the first of two residential buildings to be developed on this site by Monadnock Development and Signature Urban Partners. The building complies with the Enterprise Green Communities efficiency requirements and will generate electrical power for common usage through a 185 panel solar array on the roof. Residents will have access to a fitness room, bike storage room, community space, and an on-grade exterior recreation space. Construction commenced in January 2016 and will be completed in November 2017, with occupancy to occur immediately thereafter.
This building will be a 100% affordable project that is subsidized by the city of New York. Like all affordable projects in the city, a lottery process will be used to select presidents.
