The founder of Monadnock, Nick Lembo remains active in strategic planning and advising on Monadnock’s construction and development operations.

Nick was born and raised in Brooklyn. He received a Bachelor of Architecture degree from Cornell University and in 1975, he founded Monadnock Construction.

Nick is considered one of the leading innovators in his field, producing developments renowned for their highly efficient construction and for their workmanship and quality.

In 1995, he founded Capsys Corp., which developed a groundbreaking approach to creating high-quality, factory-built modular buildings. Capsys Corp. manufactured over 3,000,000 square feet of modular buildings, as affordable and luxury home developments, assisted living, rental housing, hotels, and mid-rise buildings.

Over the last four decades, Nick’s companies have built and renovated schools, hospitals, community centers and mental health facilities, commercial and retail buildings, thousands of units of affordable housing for low and moderate-income families, housing for the homeless, and luxury housing.

Greg is a principal of Monadnock and as President oversees all day-to-day aspects and functions of the construction company.

Greg came to Monadnock in 1998 as a Project Manager from a background in managing construction and development of affordable housing projects. After successfully completing multiple projects for Monadnock, Greg became a partner in the company during 2002.

For the next several years he and Peter Hansen oversaw all aspects of field operations during a period of growth and expansion for the company. Significant projects undertaken during that period and overseen by Greg include the multi-building Riverwalk project on Roosevelt Island, the Courtlandt Corners project in the Bronx, and the first phase of the Hunters Point South middle-income housing development in Long Island City.

Kirk Goodrich serves as the President of Monadnock Development and has more than 30 years of experience in the fields of community development, affordable housing finance and real estate development.    From 1998 to 2008,Kirk led the housing tax credit syndication business for Enterprise Community Investment - first in New York City and then in the northeast region.  During that period, his team financed 12,000 units of affordable housing and invested approximately $1 billion.  Prior to arriving at Enterprise in 1998, Kirk worked as a project manager for the Redevelopment Authority of Philadelphia handling property disposition and underwriting homeownership developments such as West Poplar Nehemiah, in North Philadelphia east of Broad Street.  Kirk has been Chairman of the New York State Association for Affordable Housing (NYSAFAH) since June 2019.  He serves on the executive committee of Citizens Housing & Planning Council (CHPC) and on the board of the Metro Industrial Areas Foundation Community Restoration Fund.  Most recently, he was invited by Mayor Bill de Blasio to serve on the Real Estate Council charged with guiding a reopening of that sector of the New York City economy.   

Kirk received a juris doctorate degree from Fordham University, a master of urban planning from the University of Illinois Urbana-Champaign, and a bachelor of science from Cornell University.

Peter Hansen is a Vice Chairman and Principal at Monadnock Construction. Peter’s current role includes oversight and advising on operational issues, as well as continuing to play a key role in the company’s ongoing multi-phase projects at Compass Residences in the Bronx and Nehemiah/Spring Creek in Brooklyn.

Prior to joining Monadnock in 1984, Peter Hansen was a residential contractor and worked for an architectural firm and a not-for-profit housing organization. Peter studied architecture at the Georgia Institute of Technology.

Alphonse Lembo is a principal of both Monadnock Construction, Inc., for which he directs all Preconstruction activities, and of Monadnock Development LLC.

Alphonse joined Monadnock in 2010 as an Assistant Project Manager after having worked part-time as a laborer during his summer breaks from school. In 2016, he became Monadnock’s Director of Preconstruction. Prior to Monadnock he worked at Forsyth Street Advisors and JES Plumbing and Heating. He serves on the board of NYC Outward Bound Schools.

Alphonse received a Diploma from Stuyvesant High School, a Bachelor of Arts with honors from The University of Chicago, and a Master of Urban Planning degree from Harvard University (with a concentration in Real Estate Development and Finance). He is a LEED AP and PHIUS+ Certified Passive House Consultant (CPHC).

Magdalena Bulicz has been with Monadnock Development since 2016, overseeing all the administrative functions in the office as Administrative Assistant as well as providing general secretarial support to enable the smooth and effective running of the office.

Magdelena has over 10 years of experience as an administrative professional. She has a proven ability to provide support for corporate officers, executives, and VPs; is highly organized—able to coordinate both administrative office and personal activities; and is adept at managing schedules, preparing travel arrangements, and maintaining calendars. She has a background in bookkeeping, accounts payable and receivable, and payroll. Magdalena is extremely flexible, with the ability to multi-task effectively in fast-paced environments. She is also a Notary Public.

Prior to joining the Development team, Magdalena worked for Capsys Corp. company which was affiliated with Monadnock Development where she interacted with vendors, contractors, and professional services personnel to receive orders, direct activities, and communicate management instructions. In addition, her diverse responsibilities included overseeing benefits, payroll processing, billing, and limited bookkeeping functions.

Frank Dubinsky is the Chief Operating Officer and is closing in on two decades of work developing and financing affordable housing. Frank leads the development team and oversees the company’s developments in preconstruction and construction. Over the years, Frank has developed many of Monadnock's complex mixed-income and mixed-use projects across the city, ranging from low-income rentals in Harlem and affordable coops in Midtown Manhattan to high-rise buildings on the Long Island City waterfront.

Prior to joining Monadnock, Mr. Dubinsky worked at the AFL-CIO Investment Trusts, investing in affordable and market-rate housing across the country.

Frank holds a Bachelor's degree from Stanford University in Urban Studies with a Concentration in Architecture and Urban Design.
