110 East 149th Street is the first ground-up office building constructed in the Bronx in decades.
Responding to the increasing desirability of the South Bronx as a place to live and work, Monadnock and Signature Urban Properties first constructed two residential buildings on this block – 491 Gerard Avenue and 530 Exterior Street. This last parcel, at the corner of East 149th Street and Gerard Avenue, was perfectly located for a boutique commercial building. The 60,000 sf building sits one block from the Major Deegan Expressway, across the street from Hostos College and two blocks from the 2, 4, and 5 trains and Bronx Terminal Market. With thousands of additional apartments under construction or in planning in the Mott Haven neighborhood, the South Bronx will continue its transformation into a hub for mixed-income housing, business, non-profits, and higher education.
