New York’s First Micro-Unit Development

A new housing typology for 21st century New York.

Carmel Place reinvents the traditional studio apartment into a flexible space with transformable furniture, ample storage, high ceilings, and abundant sunlight. Constructed from steel and concrete modules that were assembled in the Brooklyn Navy Yard, the smaller unit size allows for a reduction in rents while the high quality of design provides amazing functionality. Monadnock worked with celebrated architectural firm nARCHITECTS in partnership with the Lower East Side People’s Mutual Housing Association (LESPMHA) to create this unique development.

 

Carmel Place is the result of Monadnock’s winning submission to New York City’s adAPT NYC Request for Proposals, the most responded-to RFP in the City’s history. The development was completed in 2016 and is composed of 55 market-rate and affordable rental apartments ranging in size from 260 to 360 square feet. In working with partners at the local community board and City housing agencies, Monadnock was able to set aside eight fully furnished units for formerly homeless veterans as well as six additional middle-income units.

Process

Carmel Place was designed as a modular development. Modular construction requires a significant level of coordination during the design process so that the building can successfully come together on site. Modules arrive at the construction site largely complete with electric, HVAC, cabinets, bathroom tile, and windows already installed. Once on-site, the modules are stacked like very large legos—but with a very low margin for error. Once stacked, connections are made between the modules for water, electric, HVAC refrigerant, and other services.

 

With its significant experience, Monadnock’s sister company Capsys built the 77 modules in its factory located in the Brooklyn Navy Yard. Once the foundation was completed and the first-floor transfer steel installed, the modules were set and the building was topped off in only 3 weeks

Results

A suite of services provided by Ollie are included for market-rate tenants at no additional charge including weekly apartment cleaning, grocery delivery, cable and internet, and social events inside the building as well as at many locations around New York. Ample amenity spaces are included with no additional cost to tenants and programmed by Ollie—creating opportunities for community-building. The amenities include a fitness center, rooftop lounge, and sundeck with BBQ grill.

Carmel Place has demonstrated that there is significant demand in New York for micro-apartments—at least those that are well-designed with high-end finishes, high ceilings, and ample sunlight. From students and young professionals to doctors and empty nesters, the quality of the space, the amenities, and the social programming in Carmel Place allow our tenants to live well in New York at a lower cost.

 

Other developers across the country have also taken note of the success at Carmel Place.  Micro-units have since been constructed in major cities including San Francisco, Denver while additional units have been built in New York.
