Since the lease-up on Phase 3 coincided with the Covid-19 pandemic in Spring of 2020, the development team agreed to increase the percentage of homeless households served from 10% to 30%. The team made this decision to help alleviate the detrimental impact that the pandemic is having on homeless households in the NYC shelter system, where overcrowding is commonplace. The completion of Phase 3 occurred at precisely the same time as long planned NYS highway improvements were completed on the Sheridan Expressway. These highway improvements create a direct linkage between West Farms Road and Starlight Park in order to allow residents of all the Compass buildings to cross directly into the Park without travelling to the pedestrian crossings at Westchester Avenue or East 174th Street.
