Monadnock’s mission for the Manhattan Bundle is to deliver high quality housing for more than 2,900 New York residents.

The Manhattan Bundle is an affordable rehabilitation project developed by Monadnock in partnership with the Community Preservation Corporation (CPC), the Community Development Trust (CDT), Kalel Holdings and Lemor Development Group. One of the largest and most complex deals under NYCHA’s Permanent Affordability Commitment Together (PACT) program, the Manhattan Bundle comprises 1,718 units, 43 buildings and 16 developments scattered from Kips Bay to Washington Heights.

 

The scope of the renovations includes new apartment kitchens, bathrooms, and finishes, as well as the modernization of common areas, gardens, amenity spaces and community facilities. The rehabilitation project also addresses building systems suffering from deferred maintenance and disrepair, including masonry, plumbing, heating, vertical transportation, security, and IT. Most critically, the project has improved the quality of life of residents for generations to come by carrying out comprehensive environmental abatement in apartments and common areas.

 

In the interest of minimizing disturbances to residents’ lives, the project has maintained strict adherence to tenant protection protocols and non-displacement initiatives, including the rollout of hospitality suites, community events and wellness-minded measures. Portfolio social services are managed by the Community League of the Heights (CLOTH), who work closely with residents to identify community needs. Local partners Goddard Riverside Community Center, Riverstone Senior Life Services, Dominican Women’s Development Center, Urban Upbound (ERDA), and ARC Senior Center will supplement CLOTH’s efforts with on-the-ground social service delivery.
