One Flushing: A mixed-use development in the heart of Queens.

One Flushing is a model affordable intergenerational community that provides several neighborhood-focused amenities in one mixed-use development.

With forward-thinking architecture, One Flushing mixes affordable housing with commercial and community resources, including a community facility program that provides senior care services, immigration assistance, and a public community center.

A partnership of Monadnock, the Asian Americans for Equality (AAFE), and HANAC worked with government agencies and the local community to rezone a former parking lot adjacent to the Flushing LIRR station in order to create this transit-oriented mixed-use development.

In total, the development includes 232 housing units with a mix of low-income senior, family, and middle-income apartments. Other uses include 25,000 sq. ft of ground-floor commercial space, an underground public parking garage, and 15,000 sq. ft of community facility space.

Challenges

Challenging site conditions, such as the need to construct a 425-ft-long and 50-ft-deep secant pile wall to support the LIRR tracks while simultaneously constructing the underground parking garage, made the design and construction process more complex. The site also required a cleanup under the New York State Brownfield Cleanup Program; environmental work included detailed soil delineation, hot spot removal, and in situ groundwater remediation.

Structurally, two floors of reinforced concrete create high-quality commercial space at grade while supporting the efficient concrete block and precast plank structure of the housing above.

Results

One Flushing received over 84,000 applications for its 232 units, demonstrating the clear need for senior, low-income, and middle-income housing in New York City. To date, One Flushing’s residential units are 100% occupied and its community facility programming is open to the public. Commercial tenants include a mix of local businesses, food and drink purveyors, dry goods stores, and an urgent care center that will be open to residents of the building and the public.

One Flushing combines all of the expertise Monadnock can bring to a new development: high-quality design and programming, a robust public feedback process, creative financing structures, complex construction, and a completed development that serves the local community.
