One John Street: A Jewel in Brooklyn Bridge Park

A 42 loft-style condominium collection over DUMBO now considered the most successful condominium project in Brooklyn.

Monadnock Development and its partner Alloy Development were selected to develop this residential condominium building within Brooklyn Bridge Park in 2013. Located on the waterfront in DUMBO just north of the Manhattan Bridge, One John Street is now a collection of 42 loft-style condominiums with spectacular and unimpeded views of the Manhattan skyline and the Bridge.

 

Monadnock and Alloy acquired the site through a complex ground lease transaction and constructed what is now considered the most successful condominium project in Brooklyn. With architecture by Alloy and construction performed by Monadnock Construction, the project was completed in 2016 and quickly sold out at a record price per square foot for Brooklyn.

Process

One John Street is full of custom features that required extensive coordination between the design, development, and construction teams. Monadnock’s construction team traveled across the world to source high-quality custom materials, including Peterson Tegl brick from Denmark which, along with oversize triple-glazed windows, comprise the building façade.

 

Monadnock and Alloy worked with SITU Studio in the Brooklyn Navy Yard to create unique, textured, and fiber-reinforced concrete panels to cover interior and exterior portions of the building. The panels are up to 17’ tall and replicate the aesthetic of a sculpture in the ground floor and entry.

Results

90% of One John Street’s units were sold before construction was done and subsequently higher resales speak to its lasting attractiveness and functionality. The ground floor contains a restaurant, a lobby, and an annex for the Brooklyn Public Library—all of which face the beautiful waterfront park.

One John Street is an unmistakable landmark, recognizable while driving over the Manhattan Bridge or walking in Brooklyn Bridge Park. Its architectural rigor and beauty reflect the older loft buildings in DUMBO while firmly placing the building in the 21st century.
